Situé dans un secteur à caractère patrimonial, proche du parc Molson au cœur de l’arrondissement de Rosemont La-Petite-Patrie à Montréal, le projet s’inscrit sur deux parcelles de terrain distinctes, mais mitoyennes. L’une vacante et l’autre occupée par un duplex de deux étages datant des années 1920.
Located in a heritage area, near Molson Park in the heart of the Rosemont La-Petite-Patrie borough in ontreal, the project is located on two adjoining lots of land. One of which is vacant and the other occupied by an existing two-storey duplex dating from the 1920s.

Le défi fut donc d’implanter deux projets distincts sur ces deux lots connexes. Non seulement en conservant le duplex déjà présent, mais également en insufflant au projet la notion d’unité, dans son ensemble. Trois nouveaux logements sont alors inscrits sur le lot vacant, tandis qu’un logement supplémentaire vient s’ajouter au duplex existant. Les deux constructions totalisent un total de six logements répartis sur trois étages avec mezzanines et sous-sols. Les superficies habitables des logements varient entre 87 m2 et 198 m2 comprenant deux ou trois chambres selon les unités. Confronté aux exigences patrimoniales strictes dictées par la municipalité, le projet se veut respectueux du caractère historique lié à son environnement immédiat.
The challenge was therefore to implement two separate projects on these two interconnected lots: not only by conserving the duplex, but also by infusing the project with a language of unity as a whole. Three new dwellings are then proposed on the vacant lot, while an additional dwelling is added on top of the existing duplex. The two new constructions provide a total of six dwellings spread over three floors with mezzanines and basements. The living areas of the apartments vary between 950 sqft and 2150 sqft including two or three bedrooms depending on the unit. Confronted with the strict heritage requirements dictated by the municipality, the project aims to respect the historical character linked to its immediate environment. On the street side, the objective was to make the two entities of the project harmonious and complementary. Let the project read as a whole while understanding that the duplex is the instigator.
Côté rue, le défi principal du projet consistait à rendre harmonieux et complémentaire les deux entités du projet, soient le duplex existant et l’agrandissement. Que le projet se lise comme un tout en comprenant que le duplex en est l’instigateur. Alors que l’agrandissement est revêtu d’une brique d’argile de teinte marron, un traitement plus contemporain composé d’un habillage de panneaux d’aluminium cannelé peint couleur ocre vient marquer les entrées des 3 logements. Afin de créer un rappel, la couleur ocre est également appliquée aux cadrages des fenêtres de l’ajout au duplex existant. La façade arrière se veut unificatrice de l’ensemble de la composition par sa matérialité faite de crépis noir et blanc. Les deux escaliers peints de couleur ocre font écho aux issues hélicoïdales typiques des triplex de la ruelle du quartier.
While the next triplex is called in a maroon-colored clay brick, a more contemporary treatment consisting of a covering of fluted aluminum panels painted ocher color marks the entrances to the 3 dwellings. As a recall, the ocher color is also applied on the window frames of the unit added to the preserved duplex. The rear façade aims to unify the entire composition by applying a black and white plaster. The two staircases painted in ocher color echo the spiral exits typical of the triplexes found in the black alley of the neighborhood.
Nonobstant les obligations inconditionnelles d’évocation de certains traits typologiques et historiques de la rue, la municipalité demeure néanmoins ouverte à l’intégration d’éléments architecturaux contemporains suggérant aux passants une construction de notre temps : un projet actuel. Il est également important de souligner que ce projet a été conçu selon des critères spécifiques respectés rigoureusement afin d’offrir une certification LEED Platine au bâtiment.
Following the obligation to evoke certain typological and historical features of the street, the municipality nevertheless remained open to the integration of contemporary architectural elements suggesting to passers-by that the construction of the project is indeed of our time. It is also important to note that this project was designed according to specific criteria that were rigorously respected in order to offer LEED Platinum certification to the building.
